What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination, which the Tenant did not void by paying the arrears.

The ruling

The Tenant shall pay the Landlord $1,025.00, which represents the arrears of rent ($839.00) and costs ($186.00) outstanding for the period ending July 31, 2021. The Tenant shall pay $100.00 per month from August 22, 2021 to May 22, 2022, and $25.00 on or before June 22, 2022. The Tenant shall also pay the full lawful monthly rent of $839.00 on or before the 1st of each month until the debt is paid in full. If the Tenant fails to make any of the payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant, and for the payment of any new arrears of rent and NSF charges.
