What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to wilful damage to the rental unit. The Landlord discovered serious damage to the rental unit during an inspection on July 14, 2020.
The ruling
The tenancy is terminated effective September 4, 2021. The Tenant must move out of the rental unit on or before September 4, 2021. The Tenant shall pay the Landlord $3,378.23 for the reasonable costs of repairing and replacing the damaged property, and $201.00 for the cost of filing the application. If the Tenant does not pay the full amount owing by September 4, 2021, the Tenant will start to owe interest at 2.00% annually on the balance outstanding.
