What happened

Landlords applied to terminate the tenancy and evict the Tenant due to non-payment of rent. Landlords also applied to terminate the tenancy because they had entered into an agreement to sell the rental unit and the purchaser required possession for personal use. Landlords also applied for an order regarding the Tenant altering the locking system without consent.

The ruling

The tenancy was terminated effective March 17, 2021, the date the Tenant vacated the rental unit. The Tenant is ordered to pay the Landlords $4,526.95, which includes rent arrears, compensation, and the cost of filing the application, less the rent deposit and interest owed on the deposit. The Tenant is also ordered to pay $237.30 for the Landlords' expenses to change the locking system.
