What happened

Tenants applied for an order determining that Landlord collected money illegally. The Landlord charged a full year's rent in advance, which is contrary to the Residential Tenancies Act, 2006. Tenants also sought a refund for rent paid after the tenancy was terminated.

The ruling

The Landlord is ordered to pay the Tenants $3,074.80, which includes $3,024.80 in excess rent collected illegally and $50.00 for the cost of filing the application. If the Landlord does not pay by March 11, 2022, interest will be charged at 2.00% annually on the outstanding balance.
