What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. Tenant KD vacated the rental unit on March 1, 2020, prior to the hearing date.
The ruling
The tenancy is terminated effective December 15, 2020. The Tenants must pay the Landlord $25,481.69, plus $90.41 per day starting November 7, 2020 until the Tenants vacate the unit. The Tenants can void the eviction order by paying $30,925 by November 30, 2020 or $33,725 by December 15, 2020.
