What happened
Landlord applied for an order to terminate the tenancy of Tenant and for compensation for the use of the rental unit by an Unauthorized Occupant. The Tenant transferred the occupancy of the rental unit to the Unauthorized Occupant in a manner not authorized by the Residential Tenancies Act, 2006.
The ruling
The tenancy between the Landlord and Tenant is terminated as of February 22, 2022. The Unauthorized Occupant shall move out of the rental unit on or before March 5, 2022 and pay the Landlord $29,679.96 for use of the unit from March 1, 2021 to February 28, 2022, plus $81.31 per day from March 1, 2022 until the date they move out, and $201.00 for the cost of filing the application. If the Unauthorized Occupant does not pay the full amount by March 5, 2022, they will owe interest at 2.00% on the outstanding balance.
