What happened

Landlords applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant had not paid the total rent owed for the period from May 3, 2019 to November 2, 2019.

The ruling

The tenancy is terminated effective August 15, 2020. The Tenant must pay the Landlords $12,700 in rent arrears, compensation, and application costs, less the rent deposit and interest owed. The Tenant can void the eviction order by paying $14,575 on or before August 15, 2020.
