What happened

Landlords applied to terminate the tenancy and evict the Tenant due to non-payment of rent and persistent late payment of rent. The Tenant had not paid the full rent owed from July 2019 to October 2020, and the Landlords served a valid N4 notice. The Tenant paid $24,750 after the application was filed.

The ruling

The tenancy is terminated effective November 14, 2020 unless the Tenant pays $4,690 to void the eviction order. If the Tenant pays the full amount owing, they can remain in the unit but must pay rent on time for the next 12 months. If the Tenant fails to make any one of those payments, the Landlord can apply to terminate the tenancy without further notice.
