What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and because the Landlord required possession of the unit for the Landlord's own residential occupation. The Tenant had vacated the rental unit on December 2, 2019, prior to the hearing date.

The ruling

The tenancy was terminated effective December 2, 2019, the date the Tenant vacated the rental unit. The Tenant is ordered to pay $5,793.21 to the Landlord, which includes rent arrears up to the move-out date, the cost of filing the application, less the rent deposit and interest on the deposit.
