What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination effective February 22, 2021, which the Tenant did not void by paying the arrears. The Landlord sold the rental complex with a closing date of June 26, 2021, so the order will only be for arrears outstanding to that date and not termination.
The ruling
The Tenant shall pay to the Landlord $4,123.76, which represents the amount of rent owing and compensation up to June 25, 2021. The Tenant shall also pay to the Landlord $186.00 for the cost of filing the application. If the Tenant does not pay the Landlord the full amount owing on or before August 8, 2021, the Tenant will start to owe interest at 2.00% annually on the balance outstanding.
