What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant had not vacated the rental unit prior to the hearing date.

The ruling

The tenancy is terminated effective September 6, 2020. The Tenant must pay the Landlord $16,358.25 in rent arrears and compensation, plus $29.50 per day starting August 27, 2020 until the Tenant vacates the unit. The Tenant can void the eviction order by paying $16,690 on or before August 31, 2020, or $17,587.25 on or before September 6, 2020.
