What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent as per a previous order. The Tenant failed to pay rent arrears of $208.28 by April 21, 2020 and $1,007.28 by May 1, 2020 as required by the previous order.
The ruling
The tenancy is terminated effective August 21, 2020. The Tenant must pay the Landlord $3,801.49, which includes rent arrears up to August 10, 2020, less the rent deposit and interest owed on the deposit. The Tenant must also pay $33.12 per day in compensation starting August 11, 2020 until the unit is vacated. If the full amount is not paid by August 21, 2020, the Tenant will owe interest at 2% annually on the outstanding balance.
