What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to non-payment of rent. Landlord served a valid N4 Notice, which Tenants did not void by paying arrears. Tenant 2 disputed the amount of arrears, claiming he should only pay his share of the rent. Landlord provided evidence of a joint tenancy agreement.
The ruling
The tenancy is terminated unless Tenants void the order by paying the specified amounts. If not voided, Tenants must pay $6,314.78 plus $49.32 per day from July 19, 2022, until they move out. Tenants must vacate by October 2, 2022, if they do not void the order. The Landlord may file for eviction enforcement starting October 3, 2022, if the unit is not vacated.
