What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and persistent late payment of rent. The Landlord served valid N4 and N8 notices, but the Tenant continued to pay rent late every month after receiving the N8 notice.

The ruling

The tenancy is terminated effective July 31, 2021. The Tenant must pay the Landlord $11,656.78 plus $82.19 per day starting July 21, 2021 until the Tenant vacates the unit. If the Tenant does not pay the full amount by July 31, 2021, the Tenant will owe interest at 2% annually on the outstanding balance.
