What happened
Landlord applied for an order to terminate the tenancy and evict Tenant because the Tenant entered into an agreement to terminate the tenancy.
The ruling
The tenancy is terminated, and the Tenant must move out by May 15, 2021. The Tenant must pay the Landlord $201 for the application fee. If the Tenant does not pay by May 15, 2021, they will owe interest at 2% annually on the outstanding balance. If the unit is not vacated by May 15, 2021, the Landlord can file the order with the Court Enforcement Office (Sheriff) for enforcement, but the eviction cannot be enforced due to Ontario Regulation 266/21.
