What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.
The ruling
The Tenant owes the Landlord $6,067.75 for the period ending November 30, 2020. The Tenant shall pay $3,550.40 on or before December 22, 2020, $250.00 on the first day of each month for the period December 1, 2020 to September 1, 2021, and $17.35 on October 1, 2021. The Tenant shall also pay the Landlord rent for the months December 2020 to October 2021, no later than the first day of each month. If the Tenant fails to make any of the payments, the Landlord may collect the entire outstanding balance and apply for an order terminating the tenancy and evicting the Tenant.
