What happened
The Landlord applied to terminate the tenancy and evict the Tenant for non-payment of rent. The Tenant had fallen behind on rent due to a work-related injury that resulted in three months of lost wages. At the hearing, the parties disagreed on the length of a repayment plan. The Tenant requested an 18-month plan, citing his return to work and current monthly income, while the Landlord proposed a 12-month plan.
The ruling
The Tenant is ordered to pay $6,054.75 in arrears and costs through a structured 18-month payment plan. Installments of $336.37 are due monthly starting July 15, 2025, alongside regular monthly rent. Relief from eviction is granted provided the Tenant adheres to the schedule. Failure to meet any payment allows the Landlord to apply for an immediate eviction order under Section 78.
