What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, and the Tenant did not void the notice by paying the arrears.

The ruling

The tenancy is terminated effective July 28, 2023 unless the Tenant pays $7,686 to void the order and continue the tenancy. If the Tenant does not pay, they must move out by July 28, 2023 and pay the Landlord $4,890.97, which includes rent arrears up to the hearing date and the cost of filing the application, minus the rent deposit and interest.
