What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year by his son, Nader Wahid Abouelseoud.

The ruling

The Landlord's application to terminate the tenancy and evict the Tenant for personal use is granted. However, the Board has exercised its discretion under section 83(1)(b) of the Act to postpone the eviction until June 30, 2025 to allow the Tenant's son, who has special needs, to finish the school year at his current school.
