What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant's failure to properly prepare for pest control treatments, which has resulted in a pest infestation affecting the entire residential complex. The Tenant has been uncooperative and refuses to believe there is a pest issue in the rental unit.

The ruling

The Landlord has proven the grounds for termination of the tenancy due to the Tenant's failure to properly prepare the rental unit for pest control treatments, which has substantially interfered with the Landlord's and other tenants' reasonable enjoyment of the residential complex. The Tenant is ordered to vacate the unit by June 14, 2024, and pay the Landlord $21.12 per day in compensation starting June 1, 2024, until the date the Tenant moves out, as well as the $186 application fee.
