What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. During the hearing, it was determined that the N4 notice was invalid because it was served via registered mail and did not provide the required 14 days' notice before the termination date, based on deemed service rules. The Landlord proceeded with the application for rent arrears only. The Tenant did not attend the hearing.
