What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenants due to non-payment of rent. The Tenants admitted to the arrears, explaining that they rely on Ontario Disability Support Program (ODSP) payments and are waiting for backpay. The parties reached a partial understanding regarding a delayed eviction date to allow the Tenants time to secure funds.

The ruling

The tenancy is terminated effective September 30, 2025. The Tenants may void the eviction by paying $9,116.30 on or before that date. If the Tenants do not void the order, they must move out by September 30, 2025, and pay the Landlord $4,376.76 for arrears and the filing fee (after deducting the deposit and interest), plus daily compensation of $58.72 starting August 12, 2025.
