What happened
Landlord applied for an order to terminate the tenancy and evict the Tenant because the Landlord has entered into an agreement of purchase and sale of the rental unit and the purchaser in good faith requires possession of the rental unit for the purpose of residential occupation.
The ruling
The tenancy is terminated effective March 24, 2024. The Landlord must pay the Tenant $2,400 in compensation by March 20, 2024. The Tenant owes the Landlord $9,468.49 in daily compensation for use of the unit from November 1, 2023 to February 28, 2024, which will be deducted from the amount the Landlord owes the Tenant for the rent deposit and interest.
