What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Landlord served a valid N4 Notice and the Tenant did not void the notice by paying the arrears.

The ruling

Unless the Tenant voids the order by paying $3,723.20 by January 30, 2024, the tenancy will be terminated. If the Tenant does not void the order, the Tenant must move out by January 30, 2024. The Landlord is authorized to deduct $57.90 per day from the rent deposit for the Tenant's continued occupation after December 8, 2023.
