What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served a valid N4 Notice and the Tenant did not void the notice by paying the arrears.

The ruling

The tenancy is terminated unless the Tenant pays $2,404.72 by January 31, 2024 or $4,239.72 by February 11, 2024 to void the order. If the Tenant does not pay, they must vacate the unit by February 11, 2024 and the Landlord may file the order with the Sheriff for enforcement.
