What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant was served a valid N4 Notice and did not void the notice by paying the arrears.

The ruling

The tenancy is terminated effective February 23, 2025, the date the Tenant vacated the unit. The Tenant must pay the Landlord $12,042.75, which includes rent arrears and the application filing fee, minus the rent deposit and interest. If the Tenant does not pay by April 1, 2025, they will owe interest at 5% annually on the outstanding balance.
