What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant for non-payment of rent. The Tenant attempted to raise maintenance issues (s. 82) during the hearing but was barred due to failure to comply with disclosure rules (Rule 19). Despite significant payments made by the Tenant after the application was filed, arrears remained.
The ruling
The tenancy is terminated effective January 31, 2026, unless the Tenant voids the order by paying $1,214.00 by December 31, 2025, or $1,359.00 by January 31, 2026. If the Tenant does not void the order, she must vacate and pay the Landlord $1,005.09 plus daily compensation of $4.77 from November 18, 2025.
