What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Landlord served a valid N8 notice on the Tenant, alleging late rent payments from March 2022 to September 2022. The Tenant continued to pay rent late after the N8 notice was served.
The ruling
The tenancy is terminated effective July 8, 2023. The Tenant must pay the Landlord $11,216.71, less any rent paid, for use of the unit from December 1, 2022 to June 13, 2023, as well as $67.83 per day from June 14, 2023 until the Tenant vacates. The Tenant must also pay the $186 application fee.
