What happened
The Landlord applied for the termination of tenancy and eviction because a guest of the Tenant allegedly committed an illegal act (theft) within the residential complex. Video surveillance showed the guest stealing a package intended for another tenant. The Tenant admitted to the guest's conduct but argued she should not be held responsible for his spontaneous actions, while also citing personal health issues and her status as a subsidized housing recipient.
The ruling
The tenancy is allowed to continue on the condition that the Tenant, occupants, or invited guests do not move, steal, or take property in the residential complex that does not belong to them for the remainder of the tenancy. The Tenant is ordered to pay the Landlord $186.00 for the application filing fee by July 15, 2025. If the Tenant breaches these conditions, the Landlord may apply for an eviction order without notice to the Tenant.
