What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, and the Tenant did not void the notice by paying the rent arrears.

The ruling

The tenancy is terminated unless the Tenant pays $14,067.60 to void the order by June 30, 2023. If the Tenant does not pay, the Tenant must move out by June 30, 2023 and pay the Landlord $12,175.02, which includes rent arrears and the application filing fee, minus the rent deposit and interest.
