What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. One tenant, Olga Kichygina, had vacated the rental unit prior to the hearing, but the other tenant, Dmitry Granovski, continued to reside in the unit.

The ruling

The tenancy is terminated effective March 31, 2025. The Tenants must pay the Landlord $6,171.49, which includes rent arrears up to the hearing date and the application filing fee, minus the rent deposit and interest on the deposit. The Tenants must also pay daily compensation of $75.42 from March 12, 2025 until they vacate the unit. If the Tenants do not pay the full amount by March 31, 2025, they will owe interest starting April 1, 2025 and the Landlord can file the order with the Sheriff to enforce the eviction.
