What happened

The Landlord applied for an order to terminate the tenancies and evict the Tenants because the Landlord requires possession of the two rental units in order to demolish the units.

The ruling

The Landlord's applications are dismissed. The Landlord has not obtained all necessary permits for the demolition project, as required under the Residential Tenancies Act, 2006. The Tenants shall not cash the 3 months' rent compensation cheques, and shall return them to the Landlord. If the Tenants cash the cheques, they must pay the full amount back to the Landlord.
