What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to persistent late payment of rent. The Landlord provided evidence that the Tenant paid rent late nine times between January and September 2025, and continued to pay late in October and November 2025 after the application was filed. The Tenant did not attend the hearing despite being properly served.
The ruling
The tenancy is terminated effective December 7, 2025. The Tenant is ordered to move out and pay $186.00 for the application fee. Additionally, the Tenant must pay daily compensation of $52.23 from December 1, 2025, until they vacate the unit. If the unit is not vacated, the Landlord may enforce the eviction through the Sheriff starting December 8, 2025.
