What happened
Landlords applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants were still in possession of the rental unit at the time of the hearing.
The ruling
The tenancy will be terminated on January 31, 2025 unless the Tenants pay the full amount owing of $32,082.60 by that date. If the Tenants do not pay the full amount, they must vacate the unit and the Landlords can file the order with the Sheriff to enforce the eviction. The Tenants' request for a payment plan was denied as unreasonable given the length of time it would take to pay off the substantial arrears.
