What happened

Landlord applied for an order requiring Former Tenants to pay rent arrears and compensation for damages after they vacated the unit. The claim for $11,200 in rent arrears was dismissed as it had already been addressed in a previous LTB order (res judicata). However, the Landlord successfully proved that the Former Tenants caused significant damage to the walls, floors, and carpeting, and left behind excessive garbage and broken furniture.

The ruling

The Former Tenants are ordered to pay the Landlord $10,236.00. This amount covers $10,050.00 for damages and the $186.00 filing fee. The claim for rent arrears was dismissed because it was already awarded in a separate order. Payment is due by December 1, 2025, after which interest will accrue.
