What happened

Tenants applied for an order determining that the Landlord failed to meet the Landlord's maintenance obligations under the Residential Tenancies Act, 2006 or failed to comply with health, safety, housing or maintenance standards. The Landlord requested a review of the order issued on November 14, 2024.

The ruling

The Landlord failed to meet the Landlord's maintenance obligations under the Residential Tenancies Act, 2006. The Tenants are entitled to a rent abatement of 35% for 32 months, totaling $9,408, as well as reimbursement of the $48 application fee. The Landlord is ordered to have the roof inspected and repaired by a professional roofing company, or the Tenants may arrange for the work and deduct the costs from the rent.
