What happened
Tenant applied for an order determining that Landlord arbitrarily or unreasonably withheld consent to the assignment or sublet of the rental unit. The Tenant informed the Landlord in January 2023 that they had purchased a home and wished to end the lease early, but the Landlord refused. The Tenant then requested to assign the lease to a potential assignee, but the Landlord refused consent, citing the assignee's lack of permanent employment.
The ruling
The Landlord shall pay the Tenant $1,788.71, which includes a rent abatement of $1,735.71 and reimbursement of the $53.00 application fee, as the Landlord unreasonably denied the Tenant's request to assign the rental unit.
