What happened

The Tenant applied for an order claiming the Landlord entered the unit illegally, changed the locks without providing keys, and harassed her. Following an interim order that allowed the Tenant to retrieve her belongings, the Tenant vacated the unit on July 31, 2025. At the final hearing, the Tenant sought the return of her last month's rent deposit and compensation for garden damages. The adjudicator found that the rent deposit was correctly applied to the final month of tenancy and that the Tenant failed to provide specific details or serve evidence regarding the alleged garden damages.

The ruling

The Tenant's application was dismissed. The Board found the Landlord correctly applied the last month's rent deposit to the final month of tenancy and that the Tenant failed to properly plead or provide evidence for her claim regarding garden damages.
