What happened
The Landlords applied to terminate the tenancy due to substantial interference with their reasonable enjoyment. The Landlords, who reside in the building, alleged a pattern of hostile and abusive behavior by the Tenants. Evidence included verbal abuse, a death threat that resulted in criminal charges against one Tenant, and an incident of physical violence where a Tenant forcefully pushed a Landlord. The Tenants failed to attend the hearing despite being properly served.
The ruling
The tenancy is terminated effective November 15, 2025. The Tenants are ordered to vacate by this date and pay the Landlords $2,840.40 in compensation for the use of the unit. The adjudicator requested the Sheriff to expedite enforcement of the eviction due to the severity of the threats and physical violence involved.
