What happened

The Landlord applied to terminate the tenancy because the Tenant had been persistently late in paying rent. Evidence showed that the Tenant was late five times in the last twelve months and was short by $0.42 once. After the application was filed, the Tenant missed three additional months of rent but subsequently paid all arrears and prepaid rent through December 31, 2025.

The ruling

The tenancy continues on the condition that the Tenant pays rent in full and on time from September 1, 2025, to August 1, 2026. The Tenant must also reimburse the Landlord for the $186.00 application fee by September 9, 2025. Failure to comply with these conditions allows the Landlord to apply for an eviction order without further notice to the Tenant.
