What happened

The Tenant filed a T1 application after the Landlord illegally locked him out of his room in a rooming house. The Tenant alleged that the Landlord collected an illegal security deposit and an additional last month's rent deposit when his girlfriend moved in. Following an incident with the Landlord's son, the Landlord changed the door codes and refused to allow the Tenant back into the unit, effectively terminating the tenancy illegally.

The ruling

The Landlord is ordered to pay the Tenant $1,200.50 for illegal rent collection, the return of the rent deposit, interest, and the application filing fee. This follows the Landlord's illegal lockout of the Tenant in December 2024. The Landlord must pay the full amount by July 22, 2025, or interest will accrue.
