What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant was still in possession of the rental unit on the hearing date.

The ruling

The Landlord's application to terminate the tenancy and evict the Tenant for non-payment of rent is granted. The Tenant may void the order and continue the tenancy by paying $19,986 on or before May 31, 2024. If the Tenant does not void the order, the Tenant must vacate the unit by May 31, 2024 and pay the Landlord $12,996.18 plus daily compensation of $72.33 from March 28, 2024 until the date the Tenant vacates.
