What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, which the Tenant did not void by paying the arrears. The Tenant was still in possession of the rental unit at the time of the hearing.

The ruling

The tenancy will be terminated unless the Tenant pays $2,672 by August 31, 2024 or $5,098 by September 10, 2024 to void the order. If the Tenant does not make the required payment, the Tenant must vacate the unit by September 10, 2024 and the Landlord can file the order with the Sheriff to enforce the eviction.
