What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, and the Tenant did not void the notice by paying the arrears. The Tenant was still in possession of the rental unit at the time of the hearing.

The ruling

The tenancy is terminated unless the Tenant pays $5,986 to void the order by August 12, 2023. If the Tenant does not pay, the Tenant must move out by August 12, 2023 and pay the Landlord $2,324.04 plus daily compensation of $42.57 per day starting July 7, 2023.
