What happened

The Tenant filed an application alleging the Landlord failed to address a rat infestation in the rental unit. The Tenant claimed the rats caused damage to her personal property. The Landlord denied being properly notified and, upon inspection, found no evidence of rats. The Tenant had vacated the unit but left her dog and continued to pay rent.

The adjudicator found that the Tenant failed to provide sufficient evidence on a balance of probabilities to prove the existence of the infestation or that the Landlord was properly notified and failed to act. The claim for $5,000.00 in damages was consequently denied.
