What happened

The Landlords applied for termination of tenancy and eviction because the Tenant failed to pay rent. The Tenant did not attend the hearing. The Landlord provided evidence of significant rent arrears accumulated over several years. The Board found the N4 notice valid and that the Tenant had not voided the notice by paying the arrears.

The ruling

The tenancy is terminated effective December 7, 2025, unless the Tenant pays $25,036.00 by November 30, 2025, or $26,726.00 by December 7, 2025. If the Tenant fails to void the order, they must vacate by December 7, 2025, and pay the Landlord $22,816.48 plus $55.56 per day in compensation until the unit is vacated. The Landlord may enforce the eviction via the Sheriff on or after December 8, 2025.
