What happened

The Landlord applied to terminate the tenancy and evict the Tenants for non-payment of rent. The Tenants, who have children, did not attend the hearing. The Landlord served a valid N4 notice, which the Tenants did not void. The rent arrears had grown significantly. The Landlord requested a delayed eviction date to June 30, 2025, out of consideration for the Tenants' family situation.

The ruling

The tenancy is terminated unless the Tenants pay $12,686.00 by June 30, 2025, to void the order. If they fail to pay and do not move out by June 30, 2025, the Landlord can enforce the eviction. If the tenancy is terminated, the Tenants must pay the Landlord $7,125.94 for rent arrears and costs, plus daily compensation of $95.34 from June 4, 2025, until they vacate.
