What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant after the Tenant allegedly failed to meet conditions specified in a previous LTB order (LTB-L-001149-25). An initial order (LTB-L-036889-25) was issued without a hearing on May 12, 2025. The Tenant filed a motion to set aside this order. By the time of the motion hearing, the Tenant had already vacated the rental unit.

The ruling

The Tenant's motion to set aside the eviction order issued on May 12, 2025, is denied because the Tenant vacated the unit on June 30, 2025, rendering the motion moot. The stay of the previous order is lifted, and the original decision remains in effect.
