What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. However, the N4 notice served on the Tenant did not include all outstanding arrears, so the notice was found to be invalid. The application was converted to an L9 application for arrears only.

The ruling

The Tenant is ordered to pay the Landlord $632.49, which includes the rent arrears of $431.49 and the $201.00 filing costs. If the Tenant does not pay the full amount by April 14, 2023, they will start owing interest at 6% annually on the outstanding balance.
