What happened
The Landlords applied for an order to terminate the tenancy and evict the Tenants due to non-payment of rent and substantial interference with the Landlords' reasonable enjoyment or lawful rights, privilege or interest. The Tenants raised issues under section 82 of the Residential Tenancies Act, 2006.
The ruling
The tenancy is terminated unless the Tenants pay the outstanding rent arrears and costs by May 31, 2023 or June 30, 2023. The Landlords are required to repair the furnace, balcony/deck, and back door. If the Tenants fail to resolve the dog licensing fee issue with the municipality, the Landlords may apply for an order terminating the tenancy.
